Reigate, Epsom and Dorking all have pockets of Victorian and Edwardian housing close to their centres, and the heating systems inside them are almost never original. Pipework has been added and altered across decades, often mixing imperial and metric fittings, and radiators have frequently been swapped without rebalancing the circuit they sit on.
The usual result is radiators that run cold at the far end of a run, sludge appearing when a radiator is bled, and boilers short-cycling because they are fighting a restricted system. Powerflushing and rebalancing typically resolves more than a boiler swap would.
This is the dominant housing type across much of Banstead, Worcester Park and the outer parts of Epsom and Reigate. Many were converted from a back boiler to a combi at some point, and that conversion often left redundant loft tanks and pipework in place, or a boiler sized to room count rather than an actual heat-loss calculation.
When I quote a replacement in this kind of property I check flow rate at the tap and calculate the heat loss properly, which is why the fixed price reflects the house in front of me rather than a rule of thumb.
The newer executive housing around Cobham and Walton-on-Thames tends to have modern combi or system boilers, underfloor heating zones, and multiple bathrooms fed from a single appliance. Faults here are more often controls and zoning issues than the appliance itself, a thermostat miscommunicating with a heating zone, or a boiler undersized for the number of outlets it is now serving after an extension.
These properties are usually easier to access but the systems are more complex, so tracing a fault through zone valves and multiple controllers takes a methodical approach rather than assuming the boiler is at fault.
Villages and larger properties around Dorking and the Surrey Hills sometimes sit off the mains gas network, and even where they are on gas, longer pipe runs and older cylinders are common. Oil-fired systems and older hot water cylinders both need different servicing approaches to a straightforward combi in a town house.
Access can also be a bigger factor here: longer driveways, older outbuildings housing the boiler, and larger properties with more radiators to balance once heating starts running daily again in autumn.
