What a proper boiler installation actually involves

A boiler installation is not simply swapping one box on the wall for another. The appliance has to be sized against how much heat your home actually loses and how much hot water the household uses, the gas supply has to be capable of feeding it, the flue has to terminate somewhere compliant and safe, the condensate has to drain without freezing, and the existing pipework and radiators have to be clean enough that a brand new heat exchanger is not immediately fed with sludge.

I survey all of that before quoting, then give you a fixed price that covers the appliance, the materials, the system protection and the labour. On the day, the old appliance comes out, the new one goes in on properly supported pipework, the system is cleaned and dosed with inhibitor, a magnetic filter is fitted where there is space for one, and the boiler is commissioned to the manufacturer's figures: gas rate, working pressure and combustion analysis all checked and recorded.

Before I leave, the controls are set up the way you will actually use them, the benchmark and warranty paperwork is completed so the manufacturer guarantee is valid from day one, and I show you where the isolation points are. Because I work solo, the engineer who quoted the job is the engineer stood in your airing cupboard, and the person who answers the phone afterwards is the same one too.

Common mistakes I get called out to fix

  • Buying a boiler on kW output alone, without a heat loss check, and ending up with an appliance that short-cycles or cannot supply the shower.
  • Fitting a new boiler onto an unflushed system, so debris from the old pipework blocks the new heat exchanger within a couple of seasons.
  • Skipping the magnetic filter and inhibitor to shave a small amount off the quote, then paying for a powerflush later.
  • Accepting a verbal price with no written fixed cost, then being charged extras for flue kits, filters or condensate work.
  • Letting an unregistered fitter carry out gas work, which is illegal, uninsurable and voids the manufacturer warranty.
  • Leaving controls on factory defaults, so the flow temperature is far higher than a condensing boiler needs to run efficiently.

    Installation

    Old appliance safely isolated, drained and removed; new boiler mounted on supported pipework; gas supply, flue and condensate installed to manufacturer instruction and building regulations.

  4. Step 4

    Clean, dose & commission

    System cleaned, filter fitted where space allows, inhibitor added, then the boiler is commissioned: gas rate, working pressure and flue gas analysis checked and recorded on the benchmark.

  5. Step 5

    Handover, warranty & guarantee

    Controls set up with you, paperwork completed and warranty registered so the manufacturer guarantee is valid, plus 1 year on my workmanship and the parts I supply. Then you have my direct number if anything needs adjusting.

Boiler installation detail: types, materials and situations

Every home is different, and the right installation depends on the water pressure at the main, the number of bathrooms, the condition of the existing system and where the flue can safely terminate. Here is how I approach the variations I see most often across Surrey and South West London.

Combi, system and heat-only installations

A combi boiler heats water on demand and removes the cylinder, which suits flats and smaller houses with one bathroom and a decent cold mains flow rate. A system boiler works with a cylinder and suits homes where two showers may run at once, or where mains flow is not strong enough to satisfy a combi. Heat-only (conventional) boilers still make sense where a gravity-fed layout is staying in place.

I measure flow rate and pressure before recommending a swap from cylinder to combi, because a combi that cannot deliver enough litres per minute will feel like a downgrade no matter how efficient it is on paper.

Materials and components I install

Quality shows in the parts you cannot see. Pipework is properly clipped and supported, isolation valves go in where they will actually be needed for future servicing, and the system gets chemical protection rather than plain water.

Commissioning, notification and paperwork

Commissioning is what separates a working boiler from a properly installed one. Gas rate is checked against the data plate, working and standing pressures are recorded, flue gas analysis confirms combustion is within manufacturer tolerance, and the benchmark checklist is completed.

The installation is notified as required, the manufacturer warranty is registered so you are covered from day one, and you get the documentation in hand. Keep the annual service up and that warranty stays valid for its full term, up to 10 years on Vaillant and Worcester Bosch.

Domestic and small commercial premises

How much does a new boiler installation cost in Epsom or Reigate?

How long does a boiler installation take?

A straight like-for-like swap in the same position is usually a single day. Conversions, cylinder to combi, back boiler removal, or relocating the boiler to a different room, typically run to two days because of the pipework, flue and making good. I confirm the expected duration in the quote.

Will I be without heating and hot water?

Only for the working part of the day while the old appliance is out and the new one is being connected. On a two-day job I aim to leave you with hot water overnight wherever the layout allows, and I will tell you upfront if that is not possible.

What warranty do I get on a new boiler?

Up to 10 years parts and labour on Vaillant and Worcester Bosch boilers, subject to the manufacturer's terms and annual servicing. On top of that I guarantee my workmanship for 1 year and the materials and parts I supply for 1 year.

How long should a new boiler last?

A well specified boiler on a clean, inhibited and filtered system, serviced annually, should give you many years of reliable service. What shortens boiler life more than anything else is circulating sludge and skipped servicing, which is why cleaning and system protection are part of every install I do.

Do I need a powerflush before a new boiler?

Not always. Every install includes cleaning and chemical protection as standard. Where the existing system is heavily sludged, black water, cold spots at the bottom of radiators, a pump that has been struggling, a powerflush is the honest recommendation, and I will show you the water rather than just ask you to take my word for it.

Can you replace a boiler in an emergency?

If your boiler has failed completely I will attend as quickly as I can: genuine emergencies are usually same day, often within a couple of hours, and standard call-outs are attended within 24 hours where possible. In many cases the fault is repairable, so I diagnose first and only recommend replacement when it is genuinely the better spend.

Do you notify building control and register the warranty for me?

Yes. The installation is notified as required, the benchmark is completed, and the manufacturer warranty is registered as part of the job. You are handed the paperwork before I leave.

Which areas do you install boilers in?

Epsom, Reigate, Banstead, Cobham, Walton-on-Thames, Dorking, Worcester Park, the surrounding Surrey towns and South West London. I am based in Reigate, so travel time to most of that patch is short.

Can I move the boiler to a different room?

Usually yes, provided a compliant flue route and condensate drain can be achieved from the new position, and the gas supply can be run at the correct pipe size. I assess all of that on the survey and price the relocation as part of the fixed quote.
