No heating in cold weather, with no warning
A boiler that's intermittently cutting out or losing pressure slowly can fail completely within days, and boiler faults have an unhelpful habit of peaking in the coldest snap of the year.
Emergency Call-Outs, Out Of Hours Too, no call-out fee
No heating, no hot water, or a boiler throwing fault codes: I diagnose the actual cause, explain it in plain English, and fix it on a transparent hourly rate with no call-out fee, backed by a 1-year guarantee on my workmanship.
No call-out fee ever, free quotes, and I talk you through immediate safety steps by video call while I'm on my way.
Boiler faults rarely have one single cause, even when the symptom looks obvious. A boiler that loses pressure repeatedly might have a failing pressure relief valve, a pinhole leak in a radiator you can't see, or a cracked heat exchanger. A boiler that fires then cuts out might be a faulty PCB, a blocked condensate pipe, an ignition lead breaking down, or low gas pressure at the meter. Guessing wastes your money, which is why I diagnose properly before I touch anything.
That means checking the fault code history where the appliance supports it, testing gas pressure and flow at the boiler, checking pump operation and system pressure, and physically inspecting the parts most likely to be at fault for that model and age of boiler. Once I know what's actually wrong, I explain it to you in plain terms: what's failed, why, what it costs to fix, and whether it's worth fixing at all if the boiler is old and failure-prone.
Most repairs are completed on the first visit because I carry a working stock of common parts, pumps, diverter valves, PCBs, thermistors, ignition electrodes, expansion vessels, for Vaillant and Worcester Bosch appliances in particular. Where a part has to be ordered specially, I'll tell you honestly and get it moving as fast as the supplier allows.
Homeowners, tenants and landlords across Epsom, Reigate, Banstead, Cobham, Walton-on-Thames, Dorking, Worcester Park and South West London whose boiler has stopped working, is losing pressure, is making unusual noises, or is displaying a fault code.
As soon as you notice a fault, rather than after it's failed completely. A boiler that's short-cycling, losing pressure slowly, or making a banging or kettling noise is telling you something before it leaves you without heat entirely.
Gas appliances are legally restricted to Gas Safe registered engineers, and opening one up incorrectly risks carbon monoxide exposure, gas leaks and voiding any remaining manufacturer warranty. Correct diagnosis also avoids paying for parts that were never faulty.
Boiler faults tend to get worse, not better, and the symptoms that seem minor now are often early warnings of something that will leave you with no heating at the worst possible moment.
A boiler that's intermittently cutting out or losing pressure slowly can fail completely within days, and boiler faults have an unhelpful habit of peaking in the coldest snap of the year.
A pump on its way out left running can damage the PCB it's wired to. Low system pressure ignored can lead to the boiler locking out entirely or air getting into the system and corroding components.
A boiler with a cracked heat exchanger, a blocked flue, or poor combustion can produce carbon monoxide. Symptoms like sooting around the case, a yellow rather than blue flame, or an unexplained kettling noise are warning signs that shouldn't be left.
Leaking pressure relief valves, weeping pipe joints and failing expansion vessels can drip for weeks before they're noticed, damaging flooring, cupboards and ceilings below.
Phone is answered 8am–5pm and out of hours too. If it's a genuine emergency I'll talk you through immediate safety steps, such as turning off the water or isolating the boiler, by video call while I'm on my way.
Standard call-outs are attended within 24 hours where possible; genuine emergencies are usually same day, often within a couple of hours. There's never a call-out fee.
I test gas pressure, system pressure, pump operation and the relevant electrical and mechanical components, and check fault code history, to identify the actual cause rather than the most likely guess.
You get a plain-English explanation of the fault, the repair cost, and, for anything likely to run beyond 3–4 hours, a fixed price agreed before I proceed. Reactive work is billed at £90 + VAT for the first hour and £45 + VAT per additional 30 minutes.
Faulty parts replaced, the system repressurised and vented where needed, and the boiler run through a full firing cycle to confirm the fault is resolved before I leave.
Genuine emergencies seen same day, often within a couple of hours, so you're not left without heating or hot water for days.
You're never charged simply for me attending. You pay for diagnosis and repair time, priced transparently by the hour or fixed for larger jobs.
Testing gas pressure, system pressure and components properly means you're not paying to replace parts that were never at fault.
Vaillant and Worcester Bosch approval means faults on these boilers are usually familiar territory, not guesswork.
1 year on my workmanship and 1 year on materials and parts I supply, so a repair isn't a gamble.
If a boiler is old enough that repair costs are becoming a significant share of a new appliance, I'll say so plainly rather than keep patching it indefinitely.
Different symptoms point to different components, and the right fix depends on the appliance and how it's been maintained. Here's how I approach the faults I see most often across Surrey and South West London.
This is usually a diverter valve stuck in one position, a failed thermistor giving the PCB inaccurate readings, an airlock in the system, or a faulty pump. On combi boilers a plate heat exchanger can also become restricted with limescale in hard water areas, reducing hot water flow and temperature.
I test the relevant sensors and valve operation directly rather than replacing components on suspicion, which keeps the repair cost proportionate to the actual fault.
A boiler that needs repressurising every few weeks has a leak somewhere, even if it isn't visible. Common culprits are a weeping pressure relief valve, a failing expansion vessel that's lost its charge, a pinhole leak in pipework or a radiator, or a failed automatic air vent.
I check the expansion vessel charge pressure, inspect visible pipework and radiator valves, and check the pressure relief valve discharge pipe for signs of past or ongoing weeping before repressurising and monitoring.
Modern Vaillant and Worcester Bosch boilers display specific fault codes that narrow diagnosis considerably, but the underlying cause still needs confirming, a code for ignition failure could be a faulty ignition electrode, a gas valve issue, low gas pressure, or a blocked flue restricting the air supply needed for combustion.
I check gas rate and pressure at the meter and appliance as standard, because a fault that looks electronic is sometimes a supply issue that no amount of part-swapping will fix.
A kettling noise is usually limescale or sludge restricting flow through the heat exchanger, common in hard water areas across Surrey. A banging noise can be air trapped in the system or a failing pump. Buzzing is often a loose component or a failing fan bearing.
Depending on severity, this is fixed with a heat exchanger descale, a system flush, or component replacement, and if sludge is widespread through the system rather than isolated to the boiler, I'll recommend a powerflush as the proper fix rather than a repeated patch.
Most repairs are in houses and flats, but I also work on appliances in small commercial premises, shops, salons, offices, within the scope of my Gas Safe registration. Landlords often want a repair and an updated gas safety record handled in the same visit, which I can arrange.
There's no call-out fee. Reactive work is £90 + VAT for the first hour and £45 + VAT for each additional 30 minutes, which covers diagnosis and most straightforward repairs. If a job looks like it will run beyond 3–4 hours, I'll agree a fixed price with you before continuing, and quotes are always free.
Standard call-outs are attended within 24 hours where possible, and genuine emergencies, no heating in cold weather, a suspected gas or carbon monoxide issue, or a significant leak, are usually seen same day, often within a couple of hours. Call the number and I'll tell you honestly what to expect.
Call first. For anything urgent I'll talk you through immediate safety steps by video call while I'm on my way, for example turning off the water at the stopcock for a leak, or isolating the boiler if there's a suspected gas smell.
Most repairs are diagnosed and completed within a single visit, often within one to two hours once the fault is confirmed. Repairs needing a specially ordered part take longer, and I'll always tell you honestly what to expect and when the part is likely to arrive.
Yes. Workmanship is guaranteed for 1 year and any materials or parts I supply are guaranteed for 1 year too, on top of any remaining manufacturer warranty on the appliance itself.
It depends on the age of the boiler, the cost of the current fault, and its repair history. If it's a modern Vaillant or Worcester Bosch appliance with a manufacturer warranty still running, repair is almost always the right call. If it's an older boiler with a pattern of failures, I'll tell you plainly when replacement is the better long-term spend rather than keep patching it.
I'm manufacturer-approved for Vaillant and Worcester Bosch specifically, and the majority of my repair work is on those brands. Get in touch with the make and model and I'll tell you honestly whether it's one I can help with.
Usually a leak somewhere in the system rather than a fault with the boiler itself, a weeping pressure relief valve, a failing expansion vessel, a pinhole in pipework, or a leaking radiator valve are the most common causes. I check each of these systematically rather than just topping up the pressure and hoping.
