A landlord gas safety record, still widely referred to by its old name, CP12, is a legal requirement for any rented property with gas appliances. Every gas appliance, flue and gas fitting owned by the landlord within the property has to be checked annually by a Gas Safe registered engineer, and a record issued to the tenant within 28 days of the check.
